Sq Feet: 60,000



With growing pressure to reduce design development and construction document delivery time frames for government-leased space, Architects are being called upon to balance good design not only with functionally, flexibility, and cost objectives but also with a lot of speed. The design efforts for this multi-floor, 60,000 SF project were completed in 9-weeks’ time.

GSA’s program required an open workspace environment that utilized a consistent space plan model to maximize space and cost efficiency. The resultant floor plan layout is deliberately “generic” with standard workstation and office sizes to allow for evolution and re-organization of the GSA tenant as they grow and expand their mission.  The “open” program requirement gave Interplan the opportunity to significantly transform the floors of this 1930’s high-rise office building in downtown Washington, incorporating natural daylight and views to daylight to successfully create a feeling of spaciousness throughout the floors.

The key design element in the transformation of these full-floor office suites was the selection of ceiling materials and light fixtures. Interplan worked closely with the building Owner, preparing several mock-ups of ceiling tiles, light fixtures and lamping options.
