Minkoff Development Corporation repositioned a portion of an office building in Germantown, Maryland, transforming it into laboratory office suites. Interplan was engaged to assist with the design and build-out of 15,000 RSF of new lab suites on the 3rd floor of the former office building. The final layout includes eight (8) small speculative laboratory suites, each offering private and open office space ranging from 1,500 to 3,000 RSF. The common areas within the suite are shared among various laboratory tenants.
Located within the "I-270 Biotech Corridor," one of the nation's top five biotech hubs, the facility provides a combination of modern laboratory spaces with integrated office infrastructure. The available suites are move-in ready and designed for flexibility, allowing for expansion and customized modifications to meet tenant-specific needs.
These new labs meet BSL-2 laboratory requirements and feature steel cabinetry with resin countertops and sinks, safety accessories and equipment, continuous power/data tracks, and fume hoods. Each suite incorporates private and open office spaces, while shared central amenities include meeting rooms, a lounge, and lab utilities. Additionally, adaptable LED lighting solutions provide precise control over ambiance and functionality. Thoughtfully designed utility rooms and infrastructure ensure flexibility, making the space well-suited for evolving research and operational demands.
