By their nature, warehouse and industrial buildings offer considerable flexibility as to how they can be re-used, renovated, and even adapted to a new use.
Sometimes the sweetest renovations are those that simply give a building with good bones a new life. Quality Air Services was looking for a new home for their growing business of HVAC system maintenance and restoration in older buildings. How fitting they should choose an existing 35,000 SF warehouse building in which to grow their business in Rockville, Maryland.
Older properties can have their challenges, and that is where Interplan came in. We first performed a Pre-Purchase Due Diligence assessment of the building. The integrity of the existing building was determined to be sound. Areas that would need attention, such as handicapped accessibility and door assemblies, were identified. The focus of interior renovation became the 5,000 SF mezzanine space, which would house QAS’ corporate and administrative offices.
Interplan worked with QAS to transform the mezzanine into a space they can embrace and be energized by. Walking from the warehouse floor up to the mezzanine, a delightful surprise awaits. Black storefront framing, distressed wood paneling, and a live-edge wood conference table, the new office uses an industrial vernacular of design elements to create an inviting space.
