MDC in partnership with GlenLine, purchased a property in Rockville, Maryland with the goal of re-purposing the two-building complex into Laboratory office suites. Interplan was engaged to assist them with the design and build-out of 25,000 RSF on the 2nd floor of the larger building. The final layout accommodates five (5) speculative laboratory suites ranging in size from 2,500 to 9,000.
Within the “I-270 Biotech Corridor”, one of the top 5 biotech hubs in the country, the facility provides a combination of new labs with office infrastructure. Spaces ready for immediate tenancy with built-in capacity for expansion and customization as needed.
These labs meet BSL-2 laboratory requirements and include stainless steel cabinetry with kemresin counters and sinks, safety accessories and equipment, continuous power/data tracks, and fume hoods. Each suite combines private and open office spaces, conferencing, and a breakroom or coffee bar. Existing skylights were preserved and incorporated for open office daylighting. Additional control over the work environments is provided through adjustable LED lighting solutions. Further flexibility was coordinated in the design of dedicated utility rooms and shafts in each suite.
